Design and Construction Overview

Design Philosophy: 30A Local blends two cherished styles from the Emerald Coast, combining the sleek, modern look of Alys Beach with the classic charm of Grayton Beach.

Materials and Techniques: We used top-quality materials and techniques for a durable, weather-resistant structure. To achieve the Alys Beach smooth finish, we applied a high-end waterproofing and stucco system. For the Grayton Beach vibe, we chose durable, rough-cut cedar siding, which was stained for both aesthetics and longevity.

Challenges and Solutions: The biggest issue we faced was the poor condition of the exterior sheathing and studs after removing the old stucco. The stucco was applied over just one layer of tar paper, which had long since failed. Our main goal became replacing the structural sheathing to restore the building’s strength and creating a modern stucco system with the best practices available today. Simply following code standards would have led to failure again.

We also needed to fix the roof to make it reliable and leak-free. We used advanced techniques to identify weak spots, improved the salvageable areas, and installed new metal roofing where needed.

The property had a poorly designed stormwater drainage system. We addressed this by installing an exterior drainpipe system, using the right fill material for drainage, and ensuring proper sealing of the foundation-to-wall connection.

Customization and Personalization

Client Preferences: The client wanted a sturdy, reliable building with a cozy, modern beach theme, suited for professional use.

Unique Features: The front entry area is important to a professional business, and was designed to be attractive, inviting, and functional. It features smooth white stucco, custom-cut timber rafters, and a copper metal roofing system. Large windows provide a clear view into the building, and a custom-designed tile wall with a driftwood sign offers a welcoming first impression.
